What Documents Do I Need to Sell My Home?

When it comes to selling your home, there is lots of paperwork. You will need to complete several documents and ensure they are put together at an early stage to prevent delays further down the line.

Proof of Identity

The first thing you will need for selling your home is proof of identity. This is to ensure you are who you are, and your property belongs to you. Your estate agent will need to see photographic ID, such as a passport or driving license, and a proof of address.

By law, estate agents, legal representatives and mortgage lenders must check your identity to protect against money laundering.

Land Registry Title Documents

The title deeds prove that you are the rightful owner of your property. They contain all the information about your property, such as who owns it, any mortgages or charges on the property, and any restrictions on its use.

If you are selling your home, you will need to provide the buyer with a copy of the property Title Deeds.

Energy Performance Certificate

If you purchased your home in the last 10 years, you may already have an EPC (Energy Performance Certificate). If the property you are selling doesn’t have one, you are legally obligated to get one before it is marketed. Matthews Benjamin are able to assist you with this.

An EPC works on a traffic light system of A to G. The lower your rating, the more expensive it is to heat and power your home. EPCs also help to make buildings more energy efficient by recommending improvements.

Gas Safety Certificate

If your property has gas appliances, you will need a Gas Safety Certificate. This document shows that your appliances have been inspected by a Gas Safe registered engineer and they are safe to use.

Although it is not a legal requirement, it is important to have this certificate as it gives buyers peace of mind in the safety of their new home.

Building Regulation Certificates

If you have had any building work done, you will need to provide the buyer with a Building Regulations Completion Certificate. This document shows the work has been carried out in accordance the relevant building regulations and that it is safe. The certificate should be issued by the person who carried out the work.
