Location

The Yealands (Conyers, Redmayne and Storrs) have always been popular, a series of linear villages that run vertically and connected to the almost parallel A6 by a number of horizontal lanes. Dykes Lane is one of the connecting lanes and offers a quiet setting for village life. The church, school and village hall are all within walking distance.

The accessibility is well known, easy onto the A6 and from there north towards Kendal and the Lake District, south to Lancaster. Depending on the direction of your travel, there is access onto the motorway at either J35 or J36, same with the trains, stations on the main West Coast line are either at Oxenholme or Lancaster.

On a day to day basis, there is a choice of three supermarkets at Carnforth; Booths, Tesco and Aldi as well as a doctors’ surgery.

Yealand Conyers is well positioned location if you value the great outdoors with great accessibility to the high peaks and deep waters of the Lake District, the rolling fells of the Yorkshire Dales and the coastal delights of the Silverdale and Arnside AONB.

Schools wise, it is within the catchment area of the very well regarded Lancaster Grammar Schools.

Step inside

The specification and attention to detail in this house is high ensuring a practical and well equipped family home for maximum comfort and convenience. There’s a Lutron system for the ceiling and socket lights. There are internet/data points in all living areas and bedrooms as CAT 5 cabling was hardwired into the property at the time of the work enabling phone chargers and network cables to be plugged in and with B4RN broadband installed this makes for excellent connectivity. There is surround sound in the sitting room, office and bathroom.

With the exception of the front door which is hardwood and double glazed with side glazed panels either side, for ease of upkeep all windows and external doors are uPVC double glazed with a wood grain finish. Internal doors are solid oak with brass fittings. All bath and shower rooms have heated towel rails; the shower rooms have illuminated mirrors.

Stepping inside, the south facing hallway is wide and generous, lovely and light and has an attractive floor, laid with solid tiger oak boards (a hardwood with a distinctive horizontal grain) which continues through to the sitting room and office.

The sitting room is a great size and has windows front and rear providing garden, field and fell views. A traditionally styled and handsome stone fireplace with wood burning stove provides a great focal point. The office is also south facing, a lovely place to work with a view out to the field opposite – it may prove a little distracting!

The snug has French windows opening to a decked seating terrace with views of the patchwork fields beyond. There is a wall mounted TV bracket and concealed wiring as well as Karndean flooring.

The dining kitchen is bright, open and sociable. Fitted by H&M Craftsmen (Ingleton) the look is sleek, stylish, uncluttered and contemporary with clean lines, a gentle pale grey and cream palette that is easy to live with and offers space for both cooking and dining with a super view of the garden, field and fells. French windows face west and open to a seating deck. A kitchen for a keen cook there is a Falcon gas and electric range cooker (with a striking pale green glass splashback), twin AEG larder fridges and a Bosch dishwasher. The floor is hardwearing Karndean, there are two additional electrically operated Velux skylights, low pendant lamps over the dining area and a Quooker hot water tap. The island unit has a breakfast bar with space for four stools offering informal dining and a place to perch and chat whilst the cook prepares dinner.

The house bathroom is on the ground floor, generously proportioned there is a double ended bath in a tiled surround, a large cubicle with rainfall and handheld heads, floating wash basin and loo. The lights are zoned which makes for an atmospheric bathing experience.

The kitchen is supported by a utility room with sink unit, space for two under counter freezers, plumbing for a washing machine, Viessmann boiler and a ceiling mounted clothes airer. Off this is a useful deep cloaks cupboard. Handy when bringing in shopping on a rainy day or loading up little ones in the car, there is an integral garage with an up and over door, a wall of shelving, power and light. The floor and skirting board are sealed to provide easy cleaning.

Via a lovely light stairwell the stairs lead to the first floor, here light comes in from the large skylight above and at night, skirting height LED lights provide an attractive glow. The landing opens up and there are two more skylights and three useful store cupboards.

There are four double bedrooms, all offer impressive space. The three bedrooms along the front elevation are double height with ceilings rising to the apex for a real WOW factor and also face due south commanding unobstructed views over the garden and the fields opposite to the gentle fells in the distance. The fourth bedroom is on the rear elevation and has impressive views taking in Yealand church and the surrounding fields all the way over to Farleton Knott.

The main bedroom has an ensuite shower room with travertine stone tiling, a large cubicle with a rainfall style shower head and a roomy under eaves storage cupboard. There is excellent under eaves storage space, part of which is fitted out as a wardrobe with shelving and hanging rail. There’s further storage in the loft with a pull down ladder providing easy access.

 

The owners had a blank canvas when it came to designing the garden. Thankfully, they relished the opportunity and over the intervening years have created a garden that is set out in ‘rooms’ to form separate pockets of space and interest.

Enjoying a sunny south facing plot they are blessed with a choice of seating areas; a fragrant wisteria covered pergola (they have it set out with sofa seating and a fire pit), a deck next to the dining kitchen for afternoon and evening alfresco dining, a second east facing deck for morning coffee and a south facing bench in the front garden for day long sun.

A high yew hedge with wrought iron gate provides access to the side garden where the pergola is tucked away in absolute privacy. The contemporary cedar clad garden studio is here, approached via stepping stone across the grass from the kitchen deck. It makes an excellent place to work, rest or play – there are uPVC French windows to the garden and an oak floor, power and light. It gets the morning and afternoon sun. Office, craft room, media room or gym, the choice is yours.

The block paved drive extends to the east of the house and provides a nifty place to tuck away a longer vehicle, a camper van or boat. Also to the east of the house is a generous cedar clad workshop and garden store. Fitted with a workbench and shelving it has power and light.

In the back garden the one thing the owners wanted to keep was the lovely old stone wall that sits to the north of the plot with its inset bee bole, it is now adorned with espaliered apple (a cooker and an eater) and pear trees. The colour palette for the back garden planting scheme is soft and muted with pinks and purples providing splashes in the overall sea of mingling greens; hardy grasses sway alongside hardy geraniums, foxgloves, ornamental thistles, peonies, Solomon’s seal and roses. There’s an entire bed of pastel coloured roses under the kitchen window. Trees of Acer, Cercis and Amelanchier provide structure, the latter producing blossom and then berries. It’s nothing short of delightful.

Built by the talented and skilled owners is the freestanding shepherd’s hut. It’s available separately in this sale but deserves a mention. With cedar clad elevations under a bowed sheeted roof it is set on cast iron wheels and axels, houses a wood burning stove and a sofa that coverts to a double bed. There are dual aspect views to the garden and to Farleton Knott. With power and light, it is both practical for everyday use and beautiful. A true work of art.
