Matt Dixon
Hailing from Ambleside, Matt joined the company in 2002 and went on to earn a Masters degree in Commercial Property Management from John Moores University also becoming a member of the NAEA. Appointed company director in 2006, Matt manages the Ambleside office, where he is the valuer and senior negotiator. Of his work, Matt likes the variety of properties transactions that the company handles and the different people he meets along the way. The combination of both desk work and being out on the road ensures every day is different. When he’s not selling houses, Matt enjoys both playing and watching football, skiing, the occasional round of golf and playing cricket for Windermere Taverners where he is also a member of the committee.

Jack Irwin
Local to the area, Jack joined the company in 2007 while completing his degree in Property Management & Investment. He later became a qualified member of the NAEA and a company director in 2019. Jack manages the Windermere office, where he undertakes valuations and is the senior negotiator. Of his day to day work, Jack likes that as a valuer, he sees so many beautiful homes across the Lakes, meeting some great owners and hearing their stories. In his spare time, he enjoys running, keeping fit and weekends away exploring with his family.

Adam Anderton
Local to the area and based in our Windermere office, Adam joined the company as a director in 2018 to establish and develop the residential lettings department, where he now heads our team. A registered member of ARLA Propertymark, he handles valuations, lettings and management as well as undertaking specialist block management enjoying the fact that each day brings a new challenge. When not looking after other people’s property he enjoys family time and when possible, a round of golf.

Jo Bond
Local to the area and working in property valuation and sales since 1991, Jo specialises in the valuation, marketing and sale of prime properties across the Lune Valley, North Yorkshire and South Cumbria. A member of the Royal Institution of Chartered Surveyors since 1993, Jo joined the company in 2022, becoming a director in 2023 and manages our Lancaster office. Jo loves that no two working days are the same. She’s fascinated by the way properties and people’s lives intertwine, and she enjoys the creativity involved in presenting and marketing a home. Above all, she’s driven by helping both sellers and buyers achieve their goals. When not selling houses, her interests include running, reading and films, cooking, cocktail making and hosting family and friends at home.

Tegan Winder
From the area and based in our Lancaster office, Tegan joined the company in 2009 and now has over 25 years Estate Agency experience. She manages the day to day running of the business as well as overseeing the extensive marketing operation. A skilled organiser, Tegan enjoys this part of her job the most and when not at work values spending time with her family.

Janet Clark
A long-time Ambleside resident, Janet has been with the company since 2004. Responsible for arranging new listings and accompanying viewings, Janet also negotiates and progresses sales, as well as managing the day to day running of our Ambleside office. With exceptional people skills, Janet enjoys matching people to properties, offering a service that’s second to none along the way to make sure the whole experience is a pleasurable one for all concerned. When not getting people moving, she loves walking in the hills and valleys of the Lake District, preferably with a lovely country pub at the end.

Andrea Johnson
Local to Lancaster, Andrea joined the company in 2007 and is a qualified member of the NAEA. Based in our Lancaster office, she is a senior negotiator for properties within the upper quartile of the market. Andrea enjoys all aspects of her very varied working life but says that building relationships with clients is always rewarding whether they are selling and she’s helping them to move on or buying and they are looking to find their dream home. In spare moments Andrea is a keen walker and traveler, she enjoys socialising, time away in her camper van and being with her family.

David Carter
David began his property industry career locally in 1984 and joined the team in 2016. Based at our Lancaster office, he is a senior valuer and negotiator. David enjoys the challenge of valuation in a diverse marketplace within the backdrop of an ever-changing economic climate. He likes meeting prospective buyers, showing them around properties and the opportunity of negotiating a deal and successfully managing the sale through to completion. When not making sales, he plays golf and walking football, enjoys walking and cycling. He’s a keen football fan and enjoys watching live matches especially if his home team of Morecambe FC are playing.

Nicola Clark
A long-time local resident with a background in customer service, Nicola is a qualified member of the NAEA and undertakes valuations, accompanied viewings, negotiations and sales progression for the Windermere office. She enjoys building relationships with clients, navigating challenging situations within the sale process and seeing sales through to the end. In spare time Nicola loves time spent with her family and grandchildren.

Emerson Smith
From the area, Emerson joined the residential lettings department in 2022 bringing a wealth of customer service experience gained across several highly competitive industries, from automotive to hospitality and catering. He values, markets, lets and provides ongoing management services for our landlord clients. Emerson’s role within the company enables him to do the things he enjoys and does best; meeting new people, creating ongoing working relationships whilst providing an exceptional experience for both the landlord and tenant. He enjoys the flexibility and balance of office and out of office working that the letting industry offers. In his spare time Emerson enjoys all aspects of being outdoors, playing golf and football, with interests in cars and cooking.

Lauren Edmondson-Fletcher
Lauren joined the profession straight out of school and has strong administrative and customer service skills combined with great local knowledge. She assists with listing new properties, accompanying viewings, negotiations and specialises in sales progression where she loves making the transaction run as smoothly as possible for both seller and buyer prioritising regular communication between all the parties. When not in the office she enjoys the simple things in life, family time is her priority and happy place.

Rhianna Spindley
Local to the area, Rhianna joined the company in 2023 and is studying for her NAEA qualifications. She is based at the Lancaster office, where she supports the valuers and negotiators in every part of the sales process. A strong organizer, Rhianna manages our social media and finds great enjoyment in helping people to find their dream home. In her free time, Rhianna enjoys spending time with her fiancé, family and friends and exploring the countryside with their cocker spaniel Bonnie. In my free time, I enjoy spending time with my fiancé, family, and friends, as well as exploring the countryside with our cocker spaniel, Bonnie.

Annmarie Akrigg
Local to the area, Annmarie joined us in 2024 from a background in varied customer-facing and administrative roles. Based in our Windermere office, she has great organisational skills and coordinates the launch of new listings whilst supporting the valuers and negotiators in every part of the sales process. Annmarie appreciates the versatility of her role, ensuring high standards are maintained and helping both sellers and buyers to meet their end goals. When she’s not keeping everything on track she enjoys mountain hiking and exercising, as well as travelling, meditating and family time.

Nicole Fallowfield
A Windermere local, Nicole started out in the music industry before transferring into estate agency in 2022 and joining us in 2025. She is studying for her NAEA qualifications and assists with new listings, valuations, accompanying viewings and negotiations. Nicole enjoys meeting new sellers and buyers, and finds the process of guiding them through their sale or purchase very rewarding. When she’s not busy with the estate agency, she’s out walking the Wainwrights, watching live music and spending time with her loved ones.

Kayleigh Pugh
Originally from the west coast of Cumbria, Kayleigh joined the Windermere office team in 2025 with a background in customer service and administration gained in the hospitality and healthcare industries. She supports the valuers and negotiators in every part of the sales process and says that she enjoys the variety of processes involved in selling houses and the amount of organisation required to provide the best transaction for both seller and buyer. The result being that no two days are the same keeps it interesting. In her spare time, Kayleigh enjoys music and concerts, baking and when possible, travelling, especially to Greece.
