Day to Day Management and Responsibilities

Additionally, we handle all aspects of the daily running of your development, allowing directors and leaseholders to focus on what matters most. Our services include:

  • Arranging yearly service charge budgets and sending to leaseholders
  • Monitoring payments via the bank account
  • Keep a clear transparent log of service charge Payments (Known as leaseholder statements)
  • Reconcile payments in and out
  • Administration of end of year accounts and submit at HMRC
  • Filing confirmation statement at Company’s house and ensuring directors/Shareholders information held at Company’s house and the bank are up-to-date
  • Day-to-day management when required
  • Regular site checks, including fire alarms and emergency lighting
  • Monitoring The lift and sharing services are conducted and repairs action when needed
  • Arranging necessary contractors for regular visits, for example cleaners
  • Arranging conducting AGM as required in the lease
  • When necessary, liaising with insurance broker and insurer for any claims
  • When required, complete the freehold LPE 1 management pack for solicitors when a leaseholder is selling their property
  • Keeping on top of the Compliance (As listed above). Ensuring all the in date and when renewals are required, these are action in good time
  • Managing any potential section 20 Notices
