Property Details

Locka Old Hall is a very appealing substantial period house thought to date back to the early 1800s. It retains much of its character and charm, boasting original beams, exposed stone wall detailing, lintels, open fires and large windows, and these are also combined with environmentally friendly appointments such as a biomass wood pellet heating system and electricity generating solar panels. This attached attractive home is set out on two floors with an array of pleasant and versatile reception rooms, four bedrooms and two bathrooms in a layout which will appeal to a wide variety of buyers. It has been designed to take advantage of the gardens, with the principal rooms enjoying a pleasant outlook. Locka Old Hall is quite the package, set in mature lawned gardens and with a 1.5-acre field, stable block, swimming pool and a detached one-bedroom holiday cottage.

Amounting to approximately 2.5 acres in total, Locka Old Hall is a fine equestrian property in a rural position, enjoying peace, tranquillity and pleasant open views. Although tucked away in this picturesque corner of north Lancashire, it is surprisingly convenient for access to junction 35 of the M6 at Carnforth, the market towns of Kirkby Lonsdale and Kendal, Lancaster City Centre and also the Lake District and Yorkshire Dales National Parks. The property is also well placed for schools, including the primary school in Arkholme and the highly regarded secondary schools in Kirkby Lonsdale and Lancaster.

The gated entrance leads to a gravelled driveway and a level parking and turning area in front of the main house. The main entrance to Locka Old Hall is to the front of the house where there is an impressive entrance porch detailed in sandstone and with a slated roof. A glazed door leads into the main house.

The reception hall is an impressive room and a real feature, providing access to all ground floor rooms. This really is the heart of the home, with a beautiful multi fuel stove sat on a stone hearth. Throughout the ground floor there are a variety of interesting features including original beams, lintels and deep window sills that are typical of the period. Two further rooms, a spacious sitting room to the rear of the property and a generous living room, can be opened up to form one large room for entertaining, flow through from the reception hall. Both these rooms are of good proportions and provide versatile and bright living accommodation. The kitchen is a large traditional family kitchen with a wide range of wooden base and wall units neatly finished with wooden worktops. There are a number of integrated appliances, including a fridge freezer, dishwasher and a Rangemaster stove, which is the focal point of the room giving a warm homely feel. The kitchen opens into a dining area that overlooks the front, making this the perfect place to enjoy dining. Off the kitchen there is a very handy additional room, which could lend itself perfectly as a study or a spacious pantry, given its convenient position. The integral garage is an added benefit to this property, housing the wood pellet boiler; this is easily accessible from the main house.

The stairway leading to the first floor features a beautiful open design, allowing plenty of natural light to flood the landing. The master bedroom has a large en-suite bathroom and also a dressing area with fitted hanging rails and stunning views over the gardens and countryside beyond. There are three further double bedrooms and a light and airy family bathroom. The fourth bedroom is a perfect teenager hideaway. This is a spacious double bedroom with mezzanine above, forming an extremely versatile space which offers the new vendor scope to suit their individual requirements.

Outside The well-tended gardens are a particular feature of Locka Old Hall. There is a total of 2.5 acres of delightful formal and informal gardens and paddock. There are lawns, a stream, log store, shrubs and trees (including fruit trees), surrounded by mature hedgerows. A lovely paved area offers an attractive seating area to enjoy the secluded suntrap, making this an ideal spot for al fresco dining in the summer months. Beyond the immediate garden sits the stable block – a dream for those with equestrian interests, but it would also provide extensive storage opportunities if preferred. The two stables, feed store and tack room make this the perfect package together with the 1.5-acre field. There is also an outdoor above-ground swimming pool in the rear garden, a great feature for the whole family to enjoy in the summer. The driveway to the front of the property provides off road parking for many vehicles, serving both the main house and the cottage.

Cottage What a superb concept! Built in 1976, Locka Old Hall Cottage is a comfortable and well-equipped one-bedroom cottage. It is currently run as a successfully holiday let, separate from the main house, and with its own garden area. It is a perfect romantic retreat, a walkers’ paradise and a relaxing home from home. The accommodation consists of an entrance porch with exposed stone detailing and ample space for hanging coats and storing boots, a kitchen area with a range of integrated appliances that is open to the living room/dining area (with a multi-fuel stove), and a shower room/WC. More information regarding the cottage can be found on the vendor’s website. The cottage will be sold with all fixtures and fittings as a going concern with forward bookings. http://www.locka.co.uk/
