Full Details

A fantastic opportunity to purchase a versatile, newly extended detached property together with a two
bedroom annexe which has been renovated to an exacting standard, all set within just under 1.5 acres of
private gardens and woodland within the Silverdale & Arnside Area of Outstanding Natural Beauty.

The views at Breeze Hill are what initially draw you in to this abundant home, stretching right across the Kent Estuary with the distant Lake District Hills and the dramatic Arnside Knott. However this home has so much more to offer than the stunning views. The property has recently undergone an expansive renovation to include extensions to the annexe and main home, as well as external work to provide a fantastic parking area along with the detached garage. The ultimate family home, an opportunity for those looking for Airbnb business potential, in need of working from home or multi-generational living, Breeze Hill suits a range of buyers. The main property offers a sitting room, open plan dining living and kitchen, a total of four double bedrooms, two ensuites, a family bathroom and ample storage including a converted loft space that will surely be the center of attention for older children. Attaching the main house and the annexe is a large conservatory looking out over the garden. The extended annexe, that offers both integral and private external access, includes a lovely open plan kitchen diner, a large sitting room, two double bedrooms to include the master with walk
in wardrobe and a modern family bathroom.
Carr Bank itself, designated as the Arnside and Silverdale Area of Outstanding Natural Beauty, is a quiet hamlet situated just west of Sandside, and even features its own garden centre. There are pubs, village stores and quaint shops in nearby Arnside, and Milnthorpe being only 5 minutes away, provides a good local supermarket alongside many other shops, eateries and useful amenities. Despite its quiet village setting Breeze Hill enjoys good transport links to both the North and the South with M6 Junctions 35 or 36 being each around 15 minutes away. There are west coast main line rail links at Arnside. Families will be very interested to hear that there is a selection of good primary schooling at both Storth and Arnside and a bus collects for the Dallam secondary school in Milnthorpe, nearby.

The private tarmac drive of Breeze Hill sweeps up along the tiered front garden, passing access to the detached garage with parking, continuing up around to the rear of the property where it opens up to a newly instated graveled parking area. A pedestrian path also leads up from the bottom of the drive, through the front garden and up to the front entrance of the main home. From the top of the steps you can enjoy a stunning view stretching right across to Arnside Knott and the Kent Estuary. Opening into a useful entrance porch, a door then leads you into the spacious and welcoming entrance hall that has been opened up into the adjoining living room, creating a bright and airy space. As you enter into the sitting room, your attention is immediately drawn to the bi-fold doors and the stunning view over the front and beyond which incudes a striking show of Coniston Old Man and the Lake District Hills. The bi-folds open up to create an alfresco extension to this open social space, leading onto the front patio. For the winter time, there is a cosy log burning stove with inset wood store for a characterful feature that ties in perfectly with the exposed ceiling beams.

The kitchen of Breeze Hill offers a further open space that is the ideal central hub of the home, where the family can reconnect at the end of a busy day not to mention those spectacular far reaching views right across the Kent Estuary and over to the Lake District Hills and beyond. Opened up by the present owners, the kitchen provides space for dining furniture in front of a dual aspect of windows and under large velux windows that flood the entire space with natural light as well as accentuating the fantastic front view. The kitchen is set within vaulted ceilings with exposed ceiling beams and there is even space for occasional furniture too. It includes a bespoke range of painted wooden units that encompass a two door gas AGA. Further appliances include an oven, 4 ring gas hob, integrated dishwasher and there is space for a fridge freezer. The kitchen is finished with complimentary splash back tiling and there is also a built in larder cupboard. An inner hall from the kitchen leads into the large conservatory that provides integral access to the adjoining annexe. With a lovely garden view and access onto the patio, this is a great additional reception space that can be used by either the annexe or main house.

Leading off to the other side of the entrance hall brings you to the bedroom accommodation of the main property. To the ground floor level this includes a well proportioned double with an ensuite shower room, a further double bedroom currently utilised as a stunning home office with striking views across to the estuary and the new extension to the property which includes a large master bedroom with a large walk in wardrobe and a newly completed contemporary ensuite. The ensuite boasts both a modern bath, walk in double shower, his and hers vanity sinks and beautiful slate tiling to finish. This whole area benefits from wet underfloor heating and has been designed with the potential of creating an independent holiday let. There is private external access from the front entering into the large dual aspect bedroom that would become your studio living and bedroom accommodation and the large walk in wardrobe has plumbing in place for a kitchenette installation. Also to this level there is a family bathroom with a corner bath and separate shower, a utility room with adjoining WC and stairs leading up to a fantastic first storey double bedroom that enjoys beautiful front views through the dormer window.

As mentioned, the annexe can both be accessed integrally via the conservatory or benefits its own private external access from the rear patio. This entrance brings you into a lovely sun room that provides a wonderful reception space from which you can enjoy the best view over the rear garden. Double doors lead into the open plan kitchen and dining area. This fantastic space was created by the present owners by opening up the two adjoining rooms. It now affords a contemporary kitchen of grey gloss units with quartz effects worktops that encompass a selection of high quality NEFF appliances to include a double oven, combination microwave, 4 ring induction hob with extractor over, integrated dishwasher and space for a washing machine cleverly hidden away under the two seat breakfast bar. The dining area is set in front of the windows that perfectly capture the view over the Kent Estuary and there is a Dimplex electric flame effect fire to create a cosy atmosphere. From here you enter into a useful cloaks area with a double built in storage cupboard and additional external access to the
side of the property. The velux window allows for natural light to flow through as you walk into the open plan kitchen and living area and it is here where you also access the large connecting conservatory. Back to the sun room, double doors open into the fantastic and generously proportioned living room. A great reception space sitting within the new annexe extension and enjoying a private setting with garden views and bi-folding doors opening onto the flagged patio. The glass flame effect contemporary electric fire inset into the wall is a fantastic and eye catching feature. This area also benefits from wet underfloor heating, along with the master bedroom which is also set within the new build area. The master bedroom offers a private large space with natural light flowing in from the two front aspect windows and also benefits from a practical walk in wardrobe. From the inner hall there is a WC and the second bedroom that was previously the master bedroom of the original annexe and therefore offers good proportions further extended in the renovation. Same with the family bathroom that is beautifully presented with a walk in shower, contemporary bath, his and hers vanity sinks and a built in linen cupboard.
Set within a large and private plot that amounts to just under 1.5 acres, the gardens of Breeze Hill are a fantastic addition to this versatile home. Backing on to the land that forms part of the Silverdale and Arnside Area of Outstanding Natural Beauty, it is a truly tranquil haven that boasts both gardens and seating areas to the front and rear and attracts a wealth of local wildlife. The front is laid mainly to a selection of terraced shrubbery set within the natural rockery with upper seating areas to make the most of the captivating estuary view and a pond. To the rear, the parking area looks out over the vast garden which includes a large level lawn bordered by a selection of shrubbery for a show of colour that lasts throughout the year. There are also an array of tall trees, a shaded children woodland play area and to the end of the garden, your own private woodland to enjoy. There is the perfect spot for alfresco dining and entertaining at the top of the rear garden on the flagged patio that even includes your own private hot tub. Practically, there are two garden sheds, a log and store area along the side of the property and the detached double garage accessed from the drive.
