Holmlea is a very well warm and welcoming, traditionally built Lakeland semi-detached Victorian gentleman’s residence built around 1900’s with immense charm and character built of local stone construction and under a pitched slate roof, with spacious rooms and high ceilings. Presently Holmlea is successfully operating as a seven bedroom guest house, all bedrooms are well appointed and proportioned with en-suite facilities complimented by spacious owners’ accommodation which extends to three bedrooms, two bathrooms on two levels separating business life and home life perfectly. There is also the added advantage of ample parking to both the front and rear and a brilliant location being very conveniently positioned in a popular and sought after area within easy level walking distance of the beautiful Lake Windermere and the bustling tourist centre of Bowness-on-Windermere with its extensive range of shops, restaurants, bars, amenities and transport links.
Bowness-on-Windermere is one of the best known villages in the Lake District National Park, which attracts many thousands of visitors over an ever increasing season. Holmlea is only a few minutes’ walk from picturesque Bowness Bay and is ideally suited to provide accommodation for visitors being on one of the main routes into the village. For the seasoned walker the central fells, beloved by Alfred Wainwright provide an excellent variety of challenges. The many lower paths and lakeside walks offer a less energetic alternative to the fell tops while the many local attractions and country houses all add to the visitor experience.
Holmlea was acquired by the present owners in 2006 and during their ownership they have steadily upgraded and improved the guest house in a delightful and contemporary style. Hand in hand with these improvements has seen the creation of a modern website which has assisted in achieving a Tripadvisor certificate of excellence in 2016 and solid level of turnover, which presently trades up to the VAT threshold
Directions From Windermere continue into Bowness village, down Crag Brow and across the mini roundabout. Turn next left into Kendal Road and continue for about 200 yards where Holmlea Guest House can be found on the right hand side with drive in and plenty of parking.

Second Floor Two letting bedrooms on the second floor sleeping 3 people (1 double bedroom with en-suite, 1 single bedroom with use of bathroom on first floor).These rooms have scope to be combined to offer a generous family suite either keeping them separate or knocking into one large room with minimal work required.
Ground Floor Separate Guest bedroom(Room 7) 10’10 x 9’11 (3.3m x 3.0m) Accessed externally at the rear of the property is a guest bedroom with en-suite shower room.
Owners Accommodation The resident owners have the benefit of an excellent and self-contained apartment on two levels comprising of lounge with feature fireplace, ground floor double bedroom with en-suite bathroom and two additional lower ground floor double bedrooms, study/office and shower room.
