Hermitage Cottage is a beautifully converted former stables belonging to the prestigious Hermitage Estate that was converted 7 years ago by notable developers, Beck Homes. The Hermitage Estate was built in 1849 for a solicitor who was later instated as the Mayor of Lancaster. Set upon an elevated site acquired from the railway and covering 6.75 acres that is surrounded by the River Lune on three sides, the site has long been recognised and respected for its topography and beauty. One of six private residential dwellings that now share the grounds, Hermitage Cottage is quietly located on the edge of grounds, with views over the River Lune from every room. This presents an idyllic opportunity for semi-retired couples or city residents looking for the perfect lock up and leave for a tranquil weekend retreat. The conversion has been sympathetically carried out to the highest of standards and offers well planned accommodation set out over a single floor with an open plan living area and two double bedrooms.
Located in the heart of the Crook O Lune, along the banks of the River Lune, the peaceful setting does not compromise on accessibility. The M6 motorway is a mere five minutes drive away and the city of Lancaster with its West Coast Mainline train station, hospital and universities can be reached in approximately 10-15 minutes. Around the Crook O Lune there are a great many scenic walks and picnic areas to enjoy. For local amenities, nearby Caton provides a range of local shops, doctors, primary school and two pubs.
Remote control wrought iron gates give way to the private driveway of the estate that sweeps through the manicured grounds. Along with the visitors parking area, Hermitage Cottage has two private parking spaces situated along side the property. A handsome, heavy framed solid wooden door leads into the entrance hall, with Karndean floors running the length of the hallway. Here there are two large storage cupboards, great for hiding away the coats and shoes. Stepping up into the open plan living/dining area, the room is flooded with natural light from the glazed bifolding doors that lead out onto the decking area overlooking the River Lune. The views are simply mesmerising and bring a sense of serenity to the property. The kitchen is located just off the living room and has been well planned with high quality Siematic units, granite worktops, contemporary splash back tiling and Karndean flooring. The NEFF integrated appliances include a washer/ dryer, dishwasher, fridge/freezer and a 4 ring induction hob with stylish stainless steel extractor over. Leading down the long corridor from the entrance brings you to the first of the double bedrooms that features a wonderful picture window overlooking the River Lune. All of the rooms in the house have been designed to enhance and take advantage of the stunning river and countryside views. The house bathroom benefits from underfloor heating and is fitted with luxury Villeroy & Boch sanitary ware that includes WC, wash hand basin and a tiled bath with shower over. The master bedroom is quietly tucked away at the end of the property and again enjoys the beautiful river aspect. There is also a quality fitted wardrobe, bespoke made by H&M Craftsmen of Ingleton. The fully tiled ensuite shower room also boasts underfloor heating and Villeroy & Boch sanitary ware. The shower with a view of the river is sure to brighten anyone’s morning in this truly tranquil home.
Hermitage Cottage is enveloped by 6.75 acres of communal grounds but also includes a private patio decking area. A sun trap during the day, the patio can be accessed externally or via the bi-folding doors from the living room and is an ideal space for alfresco dining. Steps lead down to a lower level; a decoratively paved pathway that leads to a picturesque seating area from which to enjoy the panoramic views over the River Lune. There are an array of potted plants and flower that are set up on a timed irrigation system, a great set up for a lock up and leave. The steps continue down to the river banks or the grounds beyond, passing via the separate workshop/studio/store. This is a great additional space that has been fully insulated and has power, light and heating, making it an ideal workshop that is quietly located away from the main house and amongst the trees. It is also fully secure with an electric shutter covering the external door.
The communal grounds are vast and offer an abundance of places to stroll and take in the scenery. You can follow the river bank from the property all the way around to the entrance gates and there is even a boat launcher onto the river, great for those with canoeing or kayaking interests. There is also a well disguised hideout which makes for a great place to spot the birds and wildlife that congregate at the river, including nesting geese and a resident otter family. With stone steps leading through bushes, a stone built Pergola, manicured lawns and woodlands, the grounds are exceptionally well kept and a great place to enjoy for all the family.
Directions From Lancaster, continue down Caton Road and at the M6 junction continue straight on towards Caton and Kirkby Lonsdale on the A683 .
